Who it's for
Owners and managers who rent out by the night or by the month. We're based on Koh Samui and also welcome properties elsewhere in Thailand.
Subletting under a lease or managing on the owner's behalf? That works too — you'll just need a document that shows it.
How it works
Apply
Your name, Telegram, email and a few words about the property. A manager will get in touch and help you get set up.
Verification and your listing
You upload documents for yourself and the property; we check them, usually within one or two business days. Together we put the listing in shape: photos, description, rates and house rules.
Booking requests
Once the guest confirms their email, the dates are held for them for 24 hours. You get a Telegram alert and accept or decline in your dashboard.
The guest pays you
Deposit and balance go straight to you, on your terms. Contact details are shared both ways once the booking is confirmed.

How much does it cost to join?
Joining and listing your property on Vacantrix is free.
Who takes the guest's payment?
You do. The guest sends the deposit and the balance straight to you, on your terms — no money passes through Vacantrix. You also take and return the security deposit.
What happens if a guest cancels?
Your cancellation policy applies — for example, “full refund up to 30 days before arrival, after that the deposit is kept”. You can set up to ten such rules. If you cancel, the guest gets everything back.
Do I have to list exclusively with you?
No. Your agreement with Vacantrix doesn't stop you renting the property anywhere else.
Can I keep my listings on other platforms?
Yes. Block the dates booked through other platforms in your dashboard calendar, and no one will ask for nights that are already taken.
How does verification work?
We confirm your identity and payment details — Thai ID or passport, plus the bank account guests pay into — and your right to the property: title deed or condo title, a power or water bill, and a photo at the house with a verification code. It usually takes one or two business days. Documents are stored encrypted and never shown to guests.
Which languages will my listing be in?
English, Russian and French. We translate it, and each guest sees the page in their language.
How quickly do I need to reply to a request?
The dates are held for the guest for 24 hours. If you don't reply in time, the request expires and the dates are released. You're alerted on Telegram the moment it arrives.
